Luxury is no longer the sole guarantor of influence. Across Scotland, a new generation of hotel owners is investing, reinventing and reimagining hospitality, turning country estates into destinations, ships into hotels and remote communities into tourism success stories. These are the 21 properties making the biggest waves in Scottish tourism today.


It is tempting to judge a hotel by the traditional measures: star ratings, room rates, occupancy levels or the number of Michelin stars attached to its restaurant.

Yet the most interesting story in Scottish hospitality today is not necessarily being written by the biggest hotels or the oldest luxury brands. Instead, some of the country's most influential operators are redefining what a hotel can be.

In Braemar, a historic coaching inn has been transformed into a world-renowned cultural institution. In Leith, a retired lighthouse tender has become a floating luxury hotel. On Islay, tourism is being used to extend an island's appeal beyond whisky, while in Dornoch and Kylesku, hospitality is being positioned as a tool for regional regeneration.

The result is a sector that is becoming more diverse, more ambitious and increasingly centred on experience rather than accommodation alone.

This ranking is not intended to identify Scotland's "best" hotels. Rather, it attempts to recognise the properties having the greatest influence on tourism, hospitality and destination development across the country.

The judging criteria include investment, regeneration, originality, destination creation, community impact and the ability to shape wider industry trends.

That explains why some famous names have been left off the list, even though a small number of longer-established properties remain because they continue to re-set the standards by which newer businesses are judged. While prestigious destinations such as The Balmoral, Cameron House and Trump Turnberry remain hugely important businesses, the focus here is on the hotels actively changing the conversation.

Few hospitality businesses are as closely associated with their surroundings as Applecross Inn. With seven bedrooms, a public bar and dining built around local produce, it provides accommodation and hospitality on one of Scotland’s most remote peninsulas while supporting community events. Its inclusion recognises the importance of independently-run tourism businesses that serve local residents as well as visitors, while also preserving a strong sense of place.

Opened following the conversion of a former HMRC office building, The Resident Edinburgh represents one of the most significant trends in urban hospitality: adaptive reuse. Its focus on longer stays, residential-style comfort and sustainable redevelopment offers a distinctly modern alternative to traditional hotel models. By breathing new life into a prominent city-centre building while catering to evolving visitor expectations, it reflects changing travel patterns among both leisure and business guests and the continued evolution of Edinburgh's accommodation market.

The Kithmore represents the latest phase in St Andrews’ evolution from golf destination into luxury hospitality hub. A £7.5 million redevelopment transformed the former Ardgowan Hotel into a 44-bedroom boutique property occupying three Georgian townhouses near the Old Course. Opened in June 2026, it also created 36 hospitality jobs. Its arrival adds further depth to the town’s increasingly competitive accommodation market and underlines continuing investor confidence in the international appeal of the Home of Golf.

Once known primarily for golf, Murrayshall is broadening its appeal through investment in accommodation, food, leisure and outdoor experiences. Luxury pods opened in 2025 as the first phase of a planned £30m transformation, increasing accommodation capacity and giving guests an alternative to the estate’s traditional rooms and suites. The project shows how Scotland’s country estates are adding new forms of accommodation and experience in an effort to attract golfers, couples and families rather than relying on a single market.

Following a £5m refurbishment by Apex Hotels, Pine Trees has become a prominent example of the “coorie” concept in Scottish tourism. The 32-bedroom hotel is built around local produce, nature and slower travel, showing how a traditional country-house property can be repositioned for modern visitors without abandoning its character. The redevelopment has already attracted recognition: Pine Trees was named Boutique Hotel of the Year at the National Hotel Awards Scotland and achieved Gold Green Tourism accreditation in 2025.

Kylesku’s significance lies less in the building itself than in the model it represents. As part of Highland Coast Hotels, it forms part of an ambitious attempt to use tourism investment as a catalyst for regional regeneration. The group’s stated approach combines hotel investment with local employment, supplier partnerships and year-round tourism. Its wider strategy highlights the growing role hospitality businesses can play in supporting some of Scotland’s most remote rural communities.

The Old Course Hotel is the exception that proves this list’s rule. Its influence is long established, but few Scottish properties continue to set the standards against which newer golf and luxury hotels are measured. Overlooking the 17th fairway of the famous Road Hole, recent investment has included a refurbished spa, redesigned lobby, upgraded suites, and new retail and dining spaces. Its inclusion reflects not merely past reputation, but its continuing role in shaping international expectations of a Scottish golf-hotel stay.
